Have you tried direct mail lately? There has been so much focus on online strategies that getting back to the basics has been overlooked.
- Send a printed newsletter every month to your farm area.
- Send sport team schedule magnets.
- Mail postcards or better yet, hand written notes for Happy New Year, Spring Has Sprung, 4th of July, Fall, and Holiday seasons.
Scour the MLS for the standard practices of Expireds and Cancelled listings. Look through Craigslist for FSBO leads. There are other tools out there to farm FSBO and Expired leads and deliver them to you.
