Open Houses can be extremely beneficial for selling your listing, finding buyers and finding sellers. First things first, Prepare.
The week before your Open House:
- Send out postcards to:
- everyone in the neighborhood
- recent expireds in the neighborhood
- your potential sellers
- your buyers
- Work with your sellers on your expectation for cleanliness of the home.
Get the neighborhood excited to help sell your home. Show your potential sellers what you do at an Open House and why you’re the best. Bring in potential buyers so they can see what you have available and get their feedback for your seller.
The day before your Open House:
- Get your Open House signs in your car.
- Print extra flyers.
- Print a list of other listings available in the area for visitors, in case that home isn’t the one for them. Be the source of all their information.
- Set up Open House registrations on your iPad with Open Home Pro. Open Home Pro is a great app that allows you to ask visitors questions and have them fill out answers on your iPad. It also gives you the option to promote your Open House on Facebook. It follows up with you on who was in your Open House.
- Go door to door in the neighborhood with a flyer and personally invite the neighbors to stop by. Ask them who they know that would like to live in the neighborhood. Get the contact information and follow up with them and invite them to the Open House as well.
The day of the Open House
- Promote your Open House on Facebook, Twitter, Instagram, Pinterest.
- Walk through the home to ensure it is clean and staged properly.
- Don’t follow visitors through the home. Let them explore. Give them your iPad with Open Home Pro on it and let them give you their feedback.
- Ask for your iPad back when the visitor is done 🙂 Then ask them directly what they thought of the home. If its not for them, suggest other homes in the neighborhood and offer to give them private showings.
